The Dawes family home since 1695, at the centre of an 800-acre Kent estate near Faversham, with ten acres of terraced Edwardian gardens. Exclusive-use weddings with ceremonies for 100 indoors or 150 in the garden. Dinner for 100, evening parties for 175, marquees for over 250 and rooms for 22.

The Dawes family have owned Mount Ephraim since 1695, and the house is still their home. It stands at the centre of more than 800 acres of woodland, pasture and fruit farm, about five miles from Faversham and eight from Canterbury. Its ten acres of terraced Edwardian gardens run down a natural slope past rock gardens and a lake. At the far side is a grass maze with a small play area for children.

For weddings, couples have the house to themselves on the day, with access the day before and the day after. Ceremonies take 100 in the house or 150 in the Edwardian Garden, and both have staircases for a grand entrance. The dining room seats 100 for the wedding breakfast. Evening parties go up to 175, with a boutique bar and dance floor, and a marquee in the gardens takes more than 250. Scott Anderson Ltd, Best Caterer at the National Wedding Awards 2026, is the exclusive caterer.

Outside weddings, the reception rooms work as one space for 100 or as two rooms seating 65 and 35. A private dining room seats 12, and the hall next door is used for drinks and dancing. The family host birthdays, anniversaries, baby showers and celebrations of life here.

Five en-suite guest rooms opened in the West Wing in 2017, above the Tea Room. The self-catering Garden Wing followed in 2019, with six double bedrooms and a full-size snooker table. Two glamping pods sit on the edge of the gardens. On a wedding weekend the house sleeps 22 across a Wedding Suite, four guest rooms and the Garden Wing. Parking is free in a grass field at the top of the gardens.
