About the venue

Exclusive-use wedding and retreat venue at Kingshill Farm, in the middle of a private 3,300-acre National Nature Reserve on the Isle of Sheppey. Couples get three days and two nights, 150 seated and 200 in the evening, no curfew, and on-site beds for 42, or 112 with the summer bell tent village.

Guests reach Kingshill Farm along a two-mile track through a working National Nature Reserve, and the team suggests using your car as a moving bird hide on the way in. Elmley covers 3,300 acres of marsh, meadow and shoreline on the Isle of Sheppey, just over an hour from London.

Weddings here take over the whole farm for three days and two nights. Exclusive hire runs from 3pm the day before the wedding until 11am the day after, and it includes a half-day pre-wedding photo shoot on the reserve.

The traditional Kentish Kingshill Barn is the main room. It has high vaulted beams strung with lights and a huge window facing the reserve, and it seats up to 150 for a ceremony, drinks and the wedding breakfast. Up to 200 can join for the evening.

The Stables, a modern barn with a fully glazed end and a terrace, opened for weddings in spring 2026 as a second indoor space. Outdoors, ceremonies are licensed in the gardens of the Georgian Kingshill Farmhouse, which slope down toward the Swale Estuary, and under the Linhay, a stone-walled open barn in the wildflower courtyard.

There are no sound limiters in the barn, which is yours until midnight. After that the party moves to the fire pit, where a marshmallow station keeps going with no curfew. Couples choose their own caterer, and there is no corkage on daytime drinks they supply.

On-site accommodation sleeps 42 and must be booked with the venue. It includes the Farmhouse, which sleeps ten, Elmley Cottage, cabins and shepherd's huts. A summer bell tent village adds 70 more beds, and each unit has its own fire pit.

For 2027, weekend venue hire runs from £17,120 to £17,655, with accommodation for 42 guests at £10,369 on top. Midweek dates start at £9,095 plus £8,585 for accommodation, and May has limited availability because of breeding birds.

Companies use the same spaces for retreats and away-days, sometimes booking the whole site. The reserve's conservation work on nature recovery and carbon capture is part of the story the team shares, and visitors may spot short-eared owls, barn owls and thousands of wintering waders.
